Does Your Roof Really Need Replacement?

Here at Bakeris Roofing, I have taken multiple calls over the years where people request a new roof on their house. When I pay them a visit and perform an inspection, many times I have the pleasure of telling them they really don’t need to replace their roof. What they need instead is a simple roof cleaning. Replacement of the average roof costs around $7,500, and a roof cleaning costs maybe $1,000, dependent on the size and steepness. Sometimes your roof may need minor repair work, but even then, the savings is substantial and the icing on the cake is that you extend your roof life another 10 to 15 years.

You can trust Bakeris Roofing to give you an honest assessment of your roof and if you don’t need replacement, we are going to tell you what your roof really needs. Occasionally we have customers who just want to give their home a new look by replacing the roof, and that’s great. In that case, we’ll be happy to replace your roof; however, we will give customers our honest evaluation of what is needed and let them make the final decision.

Why Does a Roof Need Cleaning?

A thorough roof cleaning can brighten the appearance of your roof and it’s really no different than when your house needs to be repainted. Homeowners sometimes don’t understand how their roof can become so dirty and although there have been great improvements in shingle durability and quality in recent years, pollution and blowing dust can play a huge role in making your roof dirty. Other factors can come into play as well, such as trees hanging over a roof and dripping sap. If there are areas of a roof where the sun doesn’t hit as well, wet areas might not dry out and this can allow moss to start growing or algae to develop. A good cleaning will take all of this away and your roof can look almost new again. We use a non-toxic cleaner which is environmentally friendly, so your plants and shrubbery will remain unharmed as well as pets and humans.

When you contact us for a full roof assessment, we will perform a 17 point inspection which can also save you money. Sometimes customers are unable to get up on their roof and there may be damage that can’t be seen from the ground. This inspection will pinpoint these areas of damage so they can be repaired before they become big ticket items. Your roof serves to protect your investment in your home and good roof maintenance is important to your entire home’s health. Just like an appliance in your house that runs each and every day all day long, your roof must perform in the same manner.

Roof Maintenance is Important for the Life of Your Roof

Good roof maintenance can be compared to how we take care of our teeth. We see a dentist on a regular basis, both for check-ups and cleaning for the health of our teeth, and we want our customers to view Bakeris Roofing in the same manner. Just as people develop a relationship with their dentist, because they know he will help them care for any problems with their teeth, we want our customers to trust us to care for their roof on a regular basis.

Most shingled roofs have a life expectancy of 15-25 years depending on climate, shingle color, weight of the shingle, pitch of the roof, and even how well your attic is ventilated. Most roofing companies will provide you with a free roof evaluation along with an estimate for replacement. If you feel it is time to make the investment in a new roof, make sure you get at least three quotes from reputable contractors. Compare all quotes side by side as shingle types and warranties vary. And remember, the cheapest bid is not always the best when replacing something as important as your home's roof.
