Preventative Roof Maintenance and Inspections

 

We’re very big on preventative roof maintenance here at Bakeris Roofing. For homeowners that want to make sure their roof will last as long as possible, we recommend joining our Overhead Care Club.

 

Think about what’s wrong with the mindset of installing a roof with 50 year shingles and then expecting not to have to do anything afterwards. If someone were to buy a car with a 100,000 mile warranty on it, they would probably understand that they still needed to perform routine maintenance, such as oil changes. The same thing applies to a roof—at a bare minimum, we recommend a yearly inspection.

 

As a member of the Overhead Care Club, not only do we perform an inspection, but we’ll also clean the gutters and any debris off of the roof. We don’t just look at the shingles. Instead, we view it as a roof system. This includes the pipe flashings coming out of the roof, siding, fascia boards, gutters, and the roof-to-wall transition areas.

 

We also go into the attic to make sure it’s receiving proper ventilation as well. If the attic were not being properly ventilated, it would be possible for the bathroom fan to send moist air into the attic, prematurely deteriorating the shingles from the underside. If the roof exhibits curling shingles or granule loss, it could be a result if improper ventilation. Of course, it could be the manufacturer’s fault, but we want to rule out any other variables by doing a full inspection.

 

Depending on what region of the United States you’re in there are many different types of treatments for shingles to prevent mold or algae growth from occurring. Part of routine maintenance is doing a cleaning to brighten up the roof. it is even common for homeowners to call us saying they need a new roof when it was really just dirty. Again, this is a similar scenario to owning a car. Sometimes it just needs a good wash, and then it feels as good as new.

 

Fifty year shingles will only last if they are properly cared for. If the roof were to obtain a very small leak and it wasn’t found or taken care of with routine maintenance and inspections, water could sit underneath the shingles, cause the plywood to sag, and the whole area could begin to deteriorate from the moisture. There’s absolutely no need to wait and see a small situation grow into a large, expensive issue due to lack of maintenance.
