How often should I have my roof inspected?

Do you inspect commercial and low-slope roofs?
Yes. Commercial and low-slope inspections are a different job than a steep-slope shingle inspection. We check seam integrity on membrane systems, look for ponding water and blistering, inspect flashing at parapet walls and curbs, and check drains and scuppers for blockage. If the roof is a candidate for a coating rather than a tear-off, we will say so.
What does an annual roof maintenance inspection include?
An annual inspection is preventive, not reactive. A typical scope checks shingle condition, pipe boot seals, chimney and skylight flashing, valley wear, ridge and hip condition, and gutter attachment. When the attic is safely accessible, we can also look for ventilation or moisture concerns. We explain the findings and document visible issues so small component problems can be addressed before they cause interior damage.
