Most residential roof replacements in the Des Moines metro run between $8,000 and $18,000. That is a wide range, and it is wide for a reason. A 1,200 square foot ranch with a simple roof shape is a very different job than a 2,500 square foot two-story with dormers and valleys. The size of your roof, the pitch, the material you pick, and the condition of the wood underneath all affect the final number.
Here is a rough breakdown by home size using standard architectural shingles with a full tear-off. A smaller ranch around 1,200 square feet typically runs $8,000 to $11,000. A mid-size home around 1,800 square feet falls in the $10,000 to $14,000 range. Larger homes at 2,500 square feet and up can run $13,000 to $18,000 or more depending on complexity.
The material you choose makes a real difference. Standard architectural shingles like Owens Corning Duration are the most popular option in Des Moines and they hit the sweet spot between price and performance. Impact-rated Class 4 shingles cost about 30 to 50 percent more on materials but they hold up much better against Iowa hail and wind. Some homeowners also find that upgrading to Class 4 qualifies them for a discount on their homeowner's insurance, so it is worth asking your agent about that before you decide.
