Get your roof inspected once a year. That's it. One inspection can catch a cracked pipe boot or lifted flashing before it turns into a $5,000 water damage problem. We see it all the time: a homeowner ignores a small stain on the ceiling, and six months later they're dealing with mold in the attic. A yearly checkup from a pro takes 30 minutes and can save you thousands.
Your roof has a lifespan. Asphalt shingles typically last 25 to 30 years. Metal can go 50+. But Iowa weather is rough on roofs, so don't assume yours will hit the high end without regular maintenance. Talk to a roofer about what material makes sense for your home and budget. Not every roof needs the most expensive option.
